The vision behind the design of Town Square

LAS VEGAS – The shopping and dining experience for Las Vegas residents and visitors is about to change in a BIG way. Imagine strolling from a marketplace surrounded by shops and cafes within Spanish missionary-style buildings to the restaurants and wine bars of a funky entertainment district and then along a European street celebrating the architectural grandeur and high-fashion of Paris, Milan or Barcelona. That’s exactly what patrons will be able to experience at Town Square Las Vegas, a 1.5 million-square-foot super regional lifestyle center currently under construction on a 117-acre site at the south end of The Strip. Town Square is scheduled to open November 14.

Developed by Turnberry Associates and Centra Properties, Town Square is designed around the theme of New Urbanism – a growing concept that promotes the creation of environments with multiple uses designed in an integrated fashion to encourage a sense of community.
Town Square’s more than 150 retail shops, over 12 restaurants and numerous entertainment options will be incorporated in 22 separate buildings featuring a collage of Old World and contemporary architectural styles.
“Town Square was conceived as a lush oasis in the middle of the desert, uniting a collage of architectural styles, to create the sense of a rich and diverse environment that has evolved over time … a “real town” … the antithesis of The Strip as we know it,” says Simon A. Sykes, Vice President of Development Design Group, the designer of Town Square.

Not unlike a feature film, Sykes and his team used a storyboard concept to generate architectural ideas, which ultimately inspired Town Square. Development Design Group is known nationwide for re-introducing the concept of New Urbanism into retail landscapes across the country, including Easton Town Center in Columbus, Ohio, Market Street at the Woodlands in Houston, Texas, and Atlantic Station in Mid Town Atlanta, Ga.
Since different styles of architecture will always have an effect on a project’s potential tenants, the designers and developers of Town Square engaged the leasing component early in the process. As the concept and ideas surrounding Town Square began to materialize, developers worked with potential tenants to determine their needs and location choices – a process that continues as new tenants sign on to the project.
“It would make absolutely no sense if a restaurant like Tommy Bahama’s Tropical Café and Emporium was located in an area of Town Square with a French Colonial theme,” said Philip Goldfarb, President and Chief Operating Officer for Turnberry Associates. “We’ve been working with the architects and tenants from the day we began the design process.”

And, while the design of the individual buildings is important, New Urbanism also focuses on the spaces between them. Since Town Square is planned as an escape from the hustle and bustle of The Strip, it will include lush landscaping and pop fountains to entertain children, and numerous spots for shoppers to enjoy the relaxing environment and picturesque mountains. Trees, vines and trellises, canopies and awnings will provide shade for a large portion of the development.
“We spent as much time designing the spaces between the buildings as we did the buildings themselves. It’s the gathering places and streetscapes that appeal to the senses of visitors,” Sykes said. “Town Square will provide an environment that gives people a real sense of community and be a wonderful place to see and be seen.” Sykes added that the “story-line” is reinforced by a wide variety of pedestrian amenities, environmental graphics, landscaping themes and lighting concepts that will enhance the public spaces and the buildings throughout the “town,” with the purpose “to provide an ambience and experience like none other in Las Vegas today.” Jim Stuart, Chairman & CEO of Centra Properties, said that while the traditional enclosed mall will always have its place in Las Vegas, open-air super regional lifestyle centers are the next evolution in shopping destinations. “Town Square will be one of the largest super regional lifestyle centers being built in the United States,” Stuart said. “All great cities have a place for the community to gather, and we anticipate Town Square will become the first true gathering place for Las Vegas residents and visitors who enjoy great shopping, dining and entertainment.”
